    A plan to redevelop Gladwyne has residents split on their town’s future. What happens next?

    Three weeks after developers unveiled a sweeping plan to revitalize much of downtown Gladwyne, the affluent Main Line community has been abuzz with excitement, and skepticism, about the village’s future.

    On Jan. 8, Andre Golsorkhi, founder and CEO of design firm Haldon House, presented plans for a revitalized town center, complete with historic architecture, green spaces, and businesses that “fit the character” of the area. Golsorkhi told a packed school auditorium that Haldon House plans to bring in boutique shops, open an upscale-yet-approachable restaurant, and create spaces for communal gathering.

    At the meeting, Golsorkhi also revealed that the project was backed by Jeff Yass, Pennsylvania’s richest man, and his wife, Janine. Golsorkhi said the Yasses want to revitalize Gladwyne as part of a local “community impact project.” Haldon House and the Yasses, who live near Gladwyne, have spent over $15 million acquiring multiple properties at the intersection of Youngs Ford and Righters Mill Roads.

    The news drew a flurry of social media posts — and a write-up in a British tabloid. While some praised the proposal, others protested the changes headed toward their quaint community, and the conservative donor financing them.

    What is, and isn’t, allowable?

    For some residents, one question has lingered: Is one family allowed to redevelop an entire village?

    A petition calling on Lower Merion Township to hold a public hearing and pass protections preventing private owners from consolidating control of town centers had gathered nearly four dozen signatures as of Friday.

    Around 4,100 people live in the 19035 zip code, which encompasses much of Gladwyne, according to data from the 2020 U.S. Census.

    “Residents deserve a say before their town is transformed. No one family, no matter how wealthy, should unilaterally control the civic and commercial core of a historic Pennsylvania community,” the petition reads.

    Yet much of Haldon House’s plan is allowable under township zoning code, said Chris Leswing, Lower Merion’s director for building and planning.

    Plans to refurbish buildings, clean up landscaping, and bring in new businesses are generally permitted by right, meaning the developers will not need approval from the township to move forward. Gladwyne’s downtown is zoned as “neighborhood center,” a zoning designation put on the books in 2023 that allows for small-scale commercial buildings and local retail and services. The zoning code, which is currently in use in Gladwyne and Penn Wynne, ensures commercial buildings can be no taller than two stories.

    The developers’ plans to open a new restaurant in the former Gladwyne Market and renovate buildings with a late-1800s aesthetic, including wraparound porches and greenery, are generally within the bounds of what is allowed, once they obtain a building permit.

    More ambitious plans, however, like converting a residential home into a parking lot or burying the power lines that hang over the village, would require extra levels of approval, Leswing said.

    The developers hope to convert a residential property on the 900 block of Youngs Ford Road into a parking lot. Lower Merion generally encourages parking lots to be tucked behind buildings and does not allow street-facing parking, a measure designed to avoid a strip mall feel, Leswing said. In order to turn the lot into parking, the developers would need an amendment to the zoning code, which would have to be approved by the board of commissioners.

    Various approvals would also be needed to put Gladwyne’s power lines underground, an ambitious goal set by the Haldon House and Yass team.

    Leswing clarified that no official plans have been submitted, making it hard to say how long the process will take. It will be a matter of months, at least, before the ball really gets rolling.

    Leswing added the developers have been “so good about being locked into the community” and open to constructive feedback.

    Golsorkhi said it will be some time before his team can provide a meaningful update on the development, but expressed gratitude to the hundreds of residents who have reached out with questions, support, and concerns.

    From ‘110% in favor’ to ‘a tough pill to swallow’

    Fred Abrams, 65, a real estate developer who has lived in Gladwyne for seven years, said he and his wife are “110% in favor” of the redevelopment, calling it an “absolute no-brainer.”

    Many Gladwyne residents live in single-family homes that keep them in their own, sometimes isolating, worlds, his wife, Kassie Monaghan Abrams, 57, said.

    “Here’s an opportunity for being outside and meeting your neighbors and, to me, getting back to spending time with people,” she said of the proposal to create communal gathering areas.

    “I think it’s a very thoughtful, beautiful design,” Monaghan Abrams added.

    Some social media commenters called the proposal “charming” and “a fantastic revitalization.”

    Others were more skeptical.

    Ryan Werner, 40, moved to Gladwyne in 2012 with his wife, who grew up in the town.

    “One of the things I’ve kind of fallen in love with about Gladwyne is the sense of community,” said Werner, who has a background in e-commerce sales and is transitioning to work in the mental health space.

    Werner is not necessarily opposed to the renovations (although he loved the Gladwyne Market). Rather, he said, it’s “a tough pill to swallow” that Yass is promoting a community-oriented project while supporting President Donald Trump’s administration and Trump-affiliated groups.

    “I’m less opposed to just the commercial side of it and more grossed out by the involvement of certain people in it,” Werner said.

    Gladwyne is a Democratic-leaning community that voted overwhelmingly for former Vice President Kamala Harris in the 2024 election.

    On social media, some griped about the changes.

    “The Village will be just like Ardmore and Bryn Mawr. Can’t undo it once they build it,” one commenter wrote in a Gladwyne Facebook group.

    Golsorkhi said in an email that the “enthusiasm, excitement and support” from the community have been “overwhelming.”

    A Gladwyne estate that can be split into three lots is for sale for $8.5 million

    The possibilities are what make a Gladwyne estate for sale on Country Club Road “a significant property,” said listing agent Lisa Yakulis.

    It spans 12.76 “very private” acres, said Yakulis, a broker associate at Kurfiss Sotheby’s International Realty. “It’s hard to find that size of a property in that area.”

    The 9,166-square-foot home sits on about four acres. A future owner could subdivide the lower part of the property to create two roughly four-acre lots. An existing easement would provide access to the additional lots.

    The property is on the market for $8.5 million.

    The home for sale on Country Club Road in Gladwyne sits on almost 13 acres, which can be broken into separate lots.

    Yakulis said she’s seen that on the Main Line in the years since the pandemic, “desirable building lots with that kind of acreage are, No. 1, very hard to find, and No. 2, there’s a fairly large buyer pool out there that’s looking for land in that location to build exactly what they want to build vs. buying a resale home.”

    The home on the property was custom built in 1993, and its floor plan is more open than homes of that time. It was designed to host the owners’ family and friends, which it has done for the last three decades.

    The house has six bedrooms, eight full bathrooms, and three half bathrooms. Many large windows provide panoramic views of the property. The home has an elevator, six fireplaces, a library, two laundry rooms, and flexible living spaces.

    The primary suite has two separate bathrooms and large dressing rooms. The main kitchen includes two ovens, a large island with a stove, bar seating, and a refrigerator that can be concealed behind sliding wooden panels.

    The property has a total of three guest suites on the lower level, in a private section of the main level, and above one of two oversized two-car garages.

    The home’s lower level includes another large kitchen, a sauna, entertainment space, and a walk-in safe.

    The main kitchen includes three sinks, two ovens, and a large island with a stove.

    The property features stone terraces, a pool, landscaped grounds, and acres of open land. A cottage-like utility building equipped with a half bathroom is where the owners cleaned their dogs. But it also could be used as a gardening shed or workshop.

    Potential buyers who have toured the home said they like the privacy, views, and location. The Main Line property is near preserved open space, the Schuylkill Expressway, and Philadelphia Country Club. Yakulis said the home is on a quiet street with plenty of space between neighbors.

    The property has attracted people of various ages, including empty nesters who like the elevator and the guest suites that offer spaces for visiting children and grandchildren.

    “I get the comment when people come through that it’s a happy house, and it’s true,” Yakulis said. “You walk in there and the light pours in, and you can just tell that it’s a happy house. It has a good vibe.”

    The property was listed for sale in October.

    Trash pickup, school closures, and rescheduled events: What you need to know post-snowstorm in Lower Merion

    The largest snowstorm in a decade just hit the Philadelphia area, closing schools and coating the roads with a sheen of slippery white stuff.

    Penn Wynne received 9.4 inches of snow on Sunday, according to the National Weather Service.

    Lower Merion lifted its snow emergency declaration at noon on Monday, though crews are continuing to do post-storm cleanup.

    Trash and recycling will not be picked up Monday in Lower Merion, and a holiday schedule will go into effect. To figure out when your garbage will be picked up, use the township’s address lookup tool to determine what zone you live in. Then, use this chart to determine your holiday garbage pickup day. If you live in Zone 3, your garbage will be picked up on Thursday following today’s Monday snow “holiday.”

    The township has asked residents to bring their trash curbside because garbage trucks may not be able to get into alleys with the high volume of snow. Any missed collections from this week will be made up next week.

    Narberth residents can expect their normally scheduled trash pickup on Tuesday and Wednesday.

    Sidewalks must be cleared (36 inches in width) within 24 hours of the last flakes falling in both Lower Merion and Narberth (here are The Inquirer’s tips for shoveling snow safely). It’s illegal to throw or plow snow into the street.

    The Lower Merion School District has declared today a remote instruction day (rest in peace to the snow day), and all libraries and township offices are closed.

    Narberth Borough’s administrative offices are also closed, and any documents that need to be dropped off can be left in the secure lockboxes outside the building entrance on Haverford Avenue. Narberth Borough Hall’s multipurpose room will be open until 8 p.m. for residents who need access to heat, water, and power.

    Waldron Mercy Academy, Friends’ Central School, the Baldwin School, Agnes Irwin School, Holy Child School at Rosemont, and Gladwyne Montessori, and the Shipley School are closed. Merion Mercy Academy is having a remote learning day.

    Monday’s Coffee with a Cop has been rescheduled to Wednesday.

    This retirement-community meal was the best I’ve eaten on the Main Line

    The intimate dining room is hushed but for the clinking of glasses and silverware clattering on gleaming plates. There are only 32 seats. The polished wooden chairs are plushly upholstered. The paintings and a stylized metalwork map that adorn the room are tasteful. A glass wine room, lit golden from within, casts soft light on the silver damask-swathed tables, as do the Napa winery-esque modern chandeliers.

    This is Carlton Commons, the heart of senior-living, life-planning community Waverly Heights in Gladwyne.

    The mansion in which this dining room is housed was once the elegant Main Line estate of a railway baron. Now, it has the air of a very quiet cruise ship, complete with a dress code: dresses for women, dinner jackets for men.

    This is a restaurant that has a waiting list that’s ostensibly 710 people, about as long as Royal Sushi’s notorious Resy waitlist. But it‘s arguably far more difficult to get into. You need to be 62 years of age to be a resident (who can bring guests of any age), and the cost of admission for a one-bedroom dwelling requires a $336,000 minimum down payment. (Deluxe apartments start at over a million dollars — not a surprise for wealthy Gladwyne.)

    An osso buco collapses into a tangle of tender fibers at the prod of a fork, melting into the slightly tangy goat cheese polenta puddled beneath. Crunchy fried potato slivers add pleasing texture to each bite. A butternut squash risotto is just as satisfying, a master class in texture, with creamy squash trapped in distinct grains of arborio, beset with balsamic-scented curls of slow-cooked sweet onion.

    If I closed my eyes, I could very well think I was dining at Le Virtù.

    There’s a perfectly al dente rigatoni alla vodka upon which a crisp chicken cutlet is nestled, then topped with an oozing cloud of burrata. (It’s almost identical to the thoroughly satisfying one I just had at Center City’s Wine Dive.)

    The specialty of the house is a curiously delicious tomato aspic, served with a tiny slice of cucumber and a dollop of Hellman’s mayo. No staff member was able to explain its origins, as it predated all of them. “It was always here,” said Waverly Heights’ white-toqued executive chef Michael F. Tiernan, 47. “And it is a fan favorite.”

    When Tiernan interviewed for the position in 2017, he was expressly told to not touch the tomato aspic. He could change the shape — the kitchen’s cookie-cutter collection forms it into hearts, circles, and triangles — but he was not permitted to riff on the recipe, which consists of unflavored gelatin, tomato juice, vegetable juice, celery, onion, and olives. “It’s a very traditional, Old World-style recipe,” said CEO Tom Garvin.

    Tiernan has worked at Waverly Heights for eight years, with a cumulative 18 years under his belt cooking at continuing-care facilities. In addition to managing Carlton Commons and changing its menu every three months, he cooks for a packed calendar of special events. On one of my visits, he was preparing for New Year’s Eve with poached lobster and filet mignon for a dinner that would be a prelude to dancing. The only major difference between a New Year’s party at Waverly Heights and a typical one: Their ball drops at 9 p.m. “We celebrate like we’re in Australia,” Garvin quipped.

    I dined at Carlton Commons twice, once as a guest of a friend’s parents who are residents and again after I contacted the life-plan community (the preferred term over retirement community, as I was informed by Garvin), who indulged my request for an interview with no small amount of incredulousness. But I loved my first meal there.

    And I was deeply curious. A bookshelf in the community’s library is stacked with books written by residents, including volumes on psychology, cardiovascular disorders, and politics. Carlton Commons’ regular diners had careers as physicians, ambassadors, and scientists. How does one cook for residents like those of Waverly Heights?

    Well, first, by changing the menu every 90 days, and then by packing it with global influences, frequently rendered into Italian-rooted comfort foods. And hosting lots of themed parties and events.

    The back of house is, by necessity, an institutional operation. Carlton Commons and Waverly Heights’ other dining rooms and cafes are executed in partnership with Unidine, the life-plan community’s version of Aramark, though Carlton Commons’ chef has significant creative control over the menus. The pasta that winds up on my plate tastes far less institutional at many places I’ve eaten, including the 100-layer lasagna at Borromini in Rittenhouse.

    The prices for me, a single guest, are shockingly low. It’s $37.50 plus tax for a full meal, including an appetizer, soup or salad, entree, and dessert. No tipping is permitted. I am unable to pay more than $5.75 for a glass of chardonnay, and a nip of Maker’s Mark costs $4.75. (There’s no sommelier on staff, but there is a wine committee consisting of opinionated residents.)

    My first dinner there had some slight hiccups. One of my dining companions ordered a steak “still pink inside” that arrived well done, but it was swiftly replaced by an appropriately cooked one. Another dining companion was startled to discover that her iced tea was presweetened, which took more than a few minutes to rectify.

    My edamame dumplings swam in a too heavy-handed pour of bracingly salty soy sauce that would have worked better as a dipping sauce, but the dumplings themselves were delightful crispy golden pockets of gently mashed soybeans. My miso sea bass was pristinely roasted, flaking apart into succulent morsels with a gentle nudge.

    Overall, the food is comforting, gently refined, and on trend in every which way, even to the surprise of Waverly Heights’ staff (down to the baked potatoes, available as a side every night). And the very early reservations — Carlton Commons seats diners between 5:30 and 7:15 p.m., and everyone is asleep by last call — reflect recent data that indicate diners are eating out earlier than ever. And I assure you, many of those residents listen to vinyl records, just like in Philly’s listening bars.

    Dining at Carlton Commons reminded me that sometimes, the best meals aren’t found in the places you’d expect.

    Billionaire Jeff Yass is behind a plan to revitalize downtown Gladwyne

    Jeff Yass, Pennsylvania’s richest man, is behind a plan to redevelop much of downtown Gladwyne.

    Standing before a packed school auditorium, Andre Golsorkhi, founder and CEO of design firm Haldon House, unveiled the long-awaited redevelopment proposal for Gladwyne’s village center.

    Haldon House is working with Yass and his wife, Janine, on redeveloping a half-dozen properties in Gladwyne with historic architecture, green spaces, and new businesses. Golsorkhi called the proposal a “community impact project” for the Yass family, which has spent over $15 million acquiring the properties.

    Gladwyne village has long been home to small businesses, namely OMG Hair Salon, the Gladwyne Pharmacy, the Guard House, and Gladwyne Market. OMG Salon and the Gladwyne Market shuttered last year after the developers acquired their storefronts, sending ripples, and rumors, through the Main Line community. House values for the 4,096-person village are among the highest in the state, with a recent median sales price of $2.3 million, according to Realtor.com data.

    For the first time, Golsorkhi last week brought his development plans and his partnership with the Yass family to the public. He was met with both applause and skepticism from attendees. Some expressed optimism about the proposal, while others questioned why the developers would pour millions into a project with no apparent financial gain.

    Gladwyne ‘needs a revitalization’

    Haldon House’s proposal, as outlined by Golsorkhi, involves retaining much of Gladwyne’s historic architecture while bringing in new retailers, opening up green space, and increasing connectivity in the village’s downtown core.

    The developer plans to expand local café Homeroom and keep the Gladwyne Pharmacy while courting new businesses that “fit the character and are contextually relevant to the town.” There are no plans for residential development, national chain stores, or high-rise buildings.

    “This is a place that we grew up, that we love, that we care for tremendously, that has been protected for all the right reasons, but it has also not evolved,” Golsorkhi said. “It needs a revitalization.”

    Golsorkhi and his wife, Autumn Oser, the co-owner of Haldon House, are from the Gladwyne area.

    Yass is a billionaire, conservative megadonor, and founder of the Bala Cynwyd-based Susquehanna International Group. The Yass family has lived in Haverford for more than 40 years.

    Haldon House and the Yass family have purchased multiple properties at the intersection of Youngs Ford and Righters Mill Roads, including the former Gladwyne Market building, the Village Shoppes, a residential property on the 900 block of Youngs Ford Road, and the Gladwyne Post Office, according to Golsorkhi. They’ve also leased the former OMG Salon at 351 Righters Mill Rd.

    Citing the rumors that percolated in community after the shuttering of Gladwyne Market, Golsorkhi said there’s been “a lot of justified, warranted concern.”

    Renderings of the proposal show the village’s core buildings retaining their late-1800s architecture, with new wraparound porches, ivy-covered stone walls, Adirondack chairs, hydrangeas, and “Gladwyne Square” branded signs.

    Golsorkhi said in an email that the developers were prepared to assume the costs and it was too early to specify how long the project would take.

    In addition to keeping Homeroom and the Gladwyne Pharmacy in place, the developers plan to put a “casual, but elevated and approachable” restaurant in the former Gladwyne Market site. They‘ll recruit independent retailers like bakeries, boutique fitness studios, and ice cream parlors. They also intend to expand the village’s open green space with picnic tables, open lawns, and venues for community events.

    Golsorkhi said they would take a “forward and involved approach” with new and existing tenants, from designing storefronts to offering input on products to stock.

    They have worked closely with Gladwyne Pharmacy to help “reimagine” the “design and experience,” with “no expectation of return,” Golsorkhi said, adding that the pharmacy has “built up merchandise and square footage over time that isn’t necessarily best serving the business or the community.”

    “We’re doing that because we believe that the consistent experience and character of Gladwyne is really important,” he said.

    Golsorkhi told attendees at the meeting on Thursday that while they have “no particular intentions” for the recently purchased Gladwyne Post Office, it was “retiring its services” and there was potential to create a new, centralized storefront where residents could access USPS, UPS, and FedEx services.

    Paul Smith, manager of public affairs and communications for the Postal Service in the Philadelphia region, said the Gladwyne post office was not retiring its services. In early 2024, Gladwyne and other local post offices moved their letter carriers to a large delivery center in Wayne, where they pick up mail and distribute it to their routes. Gladwyne’s post office is still used for retail transactions, mailing items, and for P.O. box holders.

    Golsorkhi clarified in an email that he understood the post office’s changes. In case services are further reduced in the future, he said, “we want to be sure we’re ahead of it by considering what shipping hubs and/or shipping services we can bring to the village to ensure continuity of mailing services, while also augmenting USPS with other carriers.”

    Excitement for some, skepticism for others

    Haldon House and the Yass family’s recent acquisitions left some business owners feeling slighted.

    OMG Salon owner Maurice Tenenbaum said the building’s owners more than doubled his rent last fall, forcing him to give up the salon space.

    Pete Liccio, owner of the now-closed Gladwyne Market, said in an October interview that he had also felt pushed out.

    At Thursday’s meeting, some residents said Gladwyne was ready for a revitalization, from new restaurants to more pedestrian-friendly infrastructure.

    “What I’m seeing here is a center of gravity and an identity for Gladwyne that’s well-deserved and long been needed,” one attendee said.

    Others expressed concern.

    “I just wonder what the end game is. There’s always a price for this, having someone come in and say, ‘I’m going to make your community really, really cool and don’t worry about the money,’” another Gladwyne resident said during a question-and-answer segment.

    “[This is an] investment and a philanthropic effort …,” Golsorkhi said. “I understand and I recognize that that is a challenging thing to sort of believe.”

    Lower Merion swore in five new commissioners this week. Here’s who they are.

    Lower Merion swore in five new commissioners on Monday, kicking off the board’s 126th year of governing the Montgomery County township.

    Between rounds of applause and family photos, commissioners outlined the major challenges, and opportunities, the body will face in 2026. Board members highlighted recent accomplishments — creating a process for establishing board priorities, restricting gas-powered leaf blowers and plastic bags, advancing capital projects, hiring a police superintendent, supporting the development of affordable housing, and reversing the post-pandemic decline in police staffing levels.

    Yet they also underscored that much awaits the new board, including negotiating two collective bargaining agreements, overseeing Main Line Health’s redevelopment of the St. Charles Borromeo Seminary property, and addressing a difficult fiscal reality (the board last month authorized an 8% property tax increase, citing the “mistake” of having kept tax rates stagnant for over a decade).

    “We’re solving problems, we’re moving forward, and we’re even having a little fun,” said commissioner V. Scott Zelov, who was sworn in for his sixth term.

    Zelov on Monday night became the eighth commissioner in Lower Merion history to serve for at least 20 years, board President Todd Sinai said.

    Sinai, who was first elected to the board in 2017, was unanimously reelected board president. Incumbent commissioner Sean Whalen called Sinai a “stalwart leader of this board,” praising Sinai’s leadership through economic ups and downs.

    Jeremiah Woodring, also an incumbent commissioner, was unanimously elected vice president. Sinai described Woodring as “thoughtful and inquisitive,” “balanced,” and “diplomatic.”

    Jana Lunger was sworn in as Lower Merion tax collector.

    Here’s a who’s who of the five newly elected Lower Merion commissioners, all of whom replaced outgoing commissioners who chose not to run again in 2025.

    Michael Daly, an attorney and the former president of the Gladwyne Civic Association, was sworn in to represent Ward 2, which includes Gladwyne and Penn Valley. Daly has lived in Lower Merion for around 15 years with his wife and three children, all of whom are products of the Lower Merion School District. In his law practice, he focuses on defending class action lawsuits and complex litigation. In a candidate interview earlier this fall, Daly said he’s focused on quality of life issues, including walkability, public parks, and safe streets. He replaced outgoing commissioner Joshua Grimes.

    Charles Gregory, a longtime township employee, will represent Ward 4, which encompasses Ardmore and Haverford. Gregory, who was born and raised in Ardmore, worked for Lower Merion Township for 23 years until 2024. He’s the former president of the Lower Merion Workers Association and a Boy Scout troop leader. During a candidate forum, Gregory said he believed he could “make a difference from a blue collar aspect.” Gregory replaced outgoing commissioner Anthony Stevenson.

    Christine McGuire is a forensic psychologist and business owner who will serve Rosemont and Villanova in Ward 6. McGuire lived in Gladwyne for nine years before moving to Villanova around three years ago. In a candidate forum, McGuire said she has been active in the Gladwyne Civic Association and in the parent group that studied Lower Merion’s school start time change. As the owner of a psychology practice, she said she understands “what a budget is and that you have to work within the budget and not look at it like a blank check.” She replaced outgoing commissioner Andrew Gavrin.

    Craig Timberlake, an Ardmore resident who was instrumental in the 2025 redevelopment at Schauffele Plaza, will represent Ward 8’s South Wynnewood and East Ardmore. Timberlake moved to Ardmore around 15 years ago from Maine. He says he was drawn to Ardmore’s high-quality schools, walkable neighborhoods, and transit options. He believes the township should incentivize “smaller,” “incremental,” and locally funded development and decrease speed limits to protect pedestrians. Timberlake is a project manager at OnCourse, an education technology platform. He replaced Shawn Kraemer, the board’s outgoing vice president.

    Shelby Sparrow, the former president of the Penn Wynne Civic Association and a longtime community organizer, will represent Penn Wynne and Wynnewood in Ward 14. Sparrow’s priorities include ensuring the community is engaged in Main Line Health’s redevelopment of the St. Charles Borromeo Seminary property; addressing pedestrian safety; and encouraging sustainability and park stewardship. She was previously the director of development for St. Peter’s Independent School in Center City. She replaced outgoing commissioner Rick Churchill.

    Sinai and Zelov, who were reelected in November, were sworn in, and sitting commissioners Woodring, Whalen, Daniel Bernheim, Louis Rossman, Ray Courtney, Maggie Harper Epstein, and Gilda Kramer were welcomed back.

    Remembering those Philly lost in 2025

    In 2025, Philadelphians said goodbye to a beloved group of broadcasters, radio personalities, sports heroes, and public servants who left their mark on a city they all loved.

    Some were Philly natives, including former Eagles general manager Jim Murray. Others, including beloved WMMR host Pierre Robert, were transplants who made Philly their adopted home. But all left their mark on the city and across the region.

    Pierre Robert

    Former WMMR host Pierre Robert, seen in his studio in 2024.

    Pierre Robert, the beloved WMMR radio host and lover of rock music, died at his Gladwyne home in October. He was 70.

    A native of Northern California, Mr. Robert joined WMMR as an on-air host in 1981. He arrived in the city after his previous station, San Francisco’s KSAN, switched to an “urban cowboy” format, prompting him to make the cross-country drive to Philadelphia in a Volkswagen van.

    At WMMR, Mr. Robert initially hosted on the weekends, but quickly moved to the midday slot — a position he held for more than four decades up until his death.

    Bernie Parent

    Former Flyers goaltender Bernie Parent, seen at his home in 2024.

    Bernie Parent, the stone-wall Flyers goalie for the consecutive Stanley Cup championship teams for the Broad Street Bullies in the 1970s, died in September. He was 80.

    A Hall of Famer, Mr. Parent clinched both championships with shutouts in the final game as he blanked the Boston Bruins, 1-0, in 1974 and the Buffalo Sabres, 2-0, in 1975. Mr. Parent played 10 of his 13 NHL seasons with the Flyers and also spent a season in the World Hockey League with the Philadelphia Blazers. He retired in 1979 at 34 years old after suffering an eye injury during a game against the New York Rangers.

    He grew up in Montreal and spoke French as his first language before becoming a cultlike figure at the Spectrum as cars throughout the region had “Only the Lord Saves More Than Bernie Parent” bumper stickers.

    David Lynch

    David Lynch, seen here at the Governors Awards in Los Angeles in 2019.

    David Lynch, the visionary director behind such movies as Blue Velvet and The Elephant Man and the twisted TV show Twin Peaks, died in January of complications from emphysema. He was 78.

    Mr. Lynch was born in Missoula, Mont., but ended up in Philadelphia to enroll at the Pennsylvania Academy of the Fine Arts in 1965 at age 19. It was here he developed an interest in filmmaking as a way to see his paintings move.

    He created his first short films in Philadelphia, which he described both as “a filthy city” and “his greatest influence” as an artist. Ultimately, he moved to Los Angeles to make his first feature film, Eraserhead, though he called the film “my Philadelphia Story.

    Ryne Sandberg

    Former Phillies manager Ryne Sandberg, seen here at spring training in 2018.

    Ryne Sandberg, the Hall of Fame second baseman who started his career with the Phillies but was traded shortly after to the Chicago Cubs in one of the city’s most regrettable trades, died in July of complications from cancer. He was 65.

    Mr. Sandberg played 15 seasons in Chicago and became an icon for the Cubs, simply known as “Ryno,” after being traded there in January 1982.

    He was a 10-time All-Star, won nine Gold Glove awards, and was the National League’s MVP in 1984. Mr. Sandberg was inducted into the Baseball Hall of Fame in 2005 and returned to the Phillies in 2011 as a minor-league manager and, later, the big-league manager.

    Bob Uecker

    Bob Uecker, seen here before a Brewers game in 2024.

    Bob Uecker, a former Phillies catcher who later became a Hall of Fame broadcaster for the Milwaukee Brewers and was dubbed “Mr. Baseball” by Johnny Carson for his acting roles in several movies and TV shows, died in January. He was 90.

    Mr. Uecker spent just six seasons in the major league, two with the Phillies, but the talent that would make him a Hall of Fame broadcaster — wit, self-deprecation, and the timing of a stand-up comic — were evident.

    His first broadcasting gig was in Atlanta, and he started calling Milwaukee Brewers games in 1971. Before that, he called Phillies games: Mr. Uecker used to sit in the bullpen at Connie Mack Stadium and deliver play-by-play commentary into a beer cup.

    Harry Donahue

    Harry Donahue, seen here at Temple University in 2020.

    Harry Donahue, 77, a longtime KYW Newsradio anchor and the play-by-play voice of Temple University men’s basketball and football for decades, died in October after a fight with cancer.

    His was a voice that generations of people in Philadelphia and beyond grew up with in the mornings as they listened for announcements about snow days and, later, for a wide array of sports.

    Alan M. Rubenstein, a retired senior judge on Bucks County Common Pleas Court and the longest-serving district attorney in Bucks County history, died in August of complications from several ailments at his home in Holland, Bucks County. He was 79.

    For 50 years, from his hiring as an assistant district attorney in 1972 to his retirement as senior judge a few years ago, Judge Rubenstein represented Bucks County residents at countless crime scenes and news conferences, in courtrooms, and on committees. He served 14 years, from 1986 to 1999, as district attorney in Bucks County, longer than any DA before him, and then 23 years as a judge and senior judge on Bucks County Court.

    “His impact on Bucks County will be felt for generations,” outgoing Bucks County District Attorney Jennifer Schorn said in a tribute. U.S. Rep. Brian Fitzpatrick (R., Pa.) said on Facebook: “Alan Rubenstein has never been just a name. It has stood as a symbol of justice, strength, and integrity.”

    Orien Reid Nix

    Orien Reid Nix, 79, of King of Prussia, retired Hall of Fame reporter for KYW-TV and WCAU-TV in Philadelphia, owner of Consumer Connection media consulting company, the first Black and female chair of the international board of the Alzheimer’s Association, former social worker, mentor, and volunteer, died in June of complications from Alzheimer’s disease.

    Charismatic, telegenic, empathetic, and driven by a lifelong desire to serve, Mrs. Reid Nix worked as a consumer service and investigative TV reporter for Channels 3 and 10 in Philadelphia for 26 years, from 1973 to her retirement in 1998. She anchored consumer service segments, including the popular Market Basket Report, that affected viewers’ lives and aired investigations on healthcare issues, price gouging, fraud, and food safety concerns.

    Dave Frankel

    Dave Frankel, 67, a popular TV weatherman on WPVI (now 6abc) who later became a lawyer, died in February after a long battle with a neurodegenerative disease.

    Mr. Frankel grew up in Monmouth County, N.J., graduated in 1979 from Dartmouth College, and was planning to attend Dickinson School of Law to become a lawyer like his father. But an internship at a local TV station in Vermont turned into a news anchor job and a broadcast career that lasted until the early 2000s.

    Lee Elia

    Former Phillies manager Lee Elia, seen here being ejected from a game in 1987.

    Lee Elia, the Philadelphia native who managed the Phillies after coaching third base for the 1980 World Series champions and once famously ranted against the fans who sat in the bleachers of Wrigley Field, died in July. He was 87.

    Mr. Elia’s baseball career spanned more than 50 seasons. He managed his hometown Phillies in 1987 and 1988 after managing the Chicago Cubs in 1982 and 1983.

    After his playing career was cut shot by a knee injury, Mr. Elia joined Dallas Green’s Phillies staff before the 1980 season and was coaching third base when Manny Trillo delivered a crucial triple in the clinching game of the National League Championship Series. Mr. Elia was so excited that he bit Trillo’s arm after he slid.

    Gary Graffman

    Gary Graffman, a celebrated concert pianist and the former president of the Curtis Institute of Music, died in December in New York. He was 97.

    The New York City-born pianist arrived at Curtis at age 7. He graduated at age 17 and played roughly 100 concerts a year between the ages of 20 and 50 before retiring from touring due to a compromised right hand. Diagnosed with focal dystonia (a neurological disorder), he went on to premiere works for the left hand by Jennifer Higdon and William Bolcom.

    Mr. Graffman returned to Curtis as a teacher in 1980, became director in 1986, and was named the president of the conservatory in 1995, with a teaching studio encompassing nearly 50 students, including Yuja Wang and Lang Lang among others. He performed on numerous occasions with the Philadelphia Orchestra from 1947 to 2003.

    Len Stevens

    Len Stevens was the co-founder of WPHL-TV Channel 17.

    Len Stevens, the cofounder of WPHL-TV (Channel 17) and a member of the Broadcast Pioneers of Philadelphia Hall of Fame, died in September of kidney failure. He was 94.

    Born in Philadelphia, Mr. Stevens was a natural entrepreneur. He won an audition to be a TV announcer with Dick Clark on WFIL-TV in the 1950s, persuaded The Tonight Show and NBC to air Alpo dog food ads in the 1960s, co-owned and managed the popular Library singles club on City Avenue in the 1970s and ’80s, and later turned the nascent sale of “vertical real estate” on towers and rooftops into big business.

    He and partner Aaron Katz established the Philadelphia Broadcasting Co. in 1964 and launched WPHL-TV on Sept. 17, 1965. At first, their ultrahigh frequency station, known now as PHL17, challenged the dominant very high frequency networks on a shoestring budget. But, thanks largely to Mr. Stevens’ advertising contacts and programming ideas, Channel 17 went on to air Phillies, 76ers, and Big Five college basketball games, the popular Wee Willie Webber Colorful Cartoon Club, Ultraman, and other memorable shows in the late 1960s and early ’70s.

    Jim Murray

    Jim Murray, the former Eagles general manager who hired Dick Vermeil and helped the franchise return to prominence while also opening the first Ronald McDonald House, died in August at home in Bryn Mawr surrounded by his family. He was 87.

    Mr. Murray grew up in a rowhouse on Brooklyn Street in West Philadelphia and watched the Eagles at Franklin Field. The Eagles hired him in 1969 as a publicist, and Leonard Tose, then the Eagles’ owner, named him the general manager in 1974. Mr. Murray was just 36 years old and the decision was ridiculed.

    But Mr. Murray — who was known for his wit and generosity — made a series of moves to bring the Eagles back to relevance, including hiring Vermeil and acquiring players like Bill Bergey and Ron Jaworski. The Eagles made the playoffs in 1978 and reached their first Super Bowl in January 1981. The Eagles, with Murray as the GM, were finally back.

    Michael Days

    Philadelphia Daily News Editor Michael Days celebrates with the newsroom after word of the Pulitzer win.

    Michael Days, a pillar of Philadelphia journalism who championed young Black journalists and led the Daily News during its 2010 Pulitzer Prize win for investigative reporting, died in October after falling ill. He was 72.

    A graduate of Roman Catholic High School in Philadelphia, Mr. Days worked at the Wall Street Journal and other newspapers before joining the Daily News as a reporter in 1986, where he ultimately became editor in 2005, the first Black person to lead the paper in its 90-year history. In 2011, Mr. Days was named managing editor of The Inquirer, where he held several management roles until he retired in October 2020.

    As editor of the Daily News, Mr. Days played an essential role in the decisions that would lead to its 2010 Pulitzer Prize, including whether to move forward with a story about a Philadelphia Police Department narcotics officer that a company lawyer said stood a good chance of getting them sued.

    “He said, ‘I trust my reporters, I believe in my reporters, and we’re running with it,’” recounted Inquirer senior health reporter Wendy Ruderman, who reported the piece with colleague Barbara Laker. That story revealed a deep dysfunction within the police department, Ruderman said, and led to the newspaper’s 2010 Pulitzer Prize win.

    Tom McCarthy

    Tom McCarthy, seen here in 2002.

    Tom McCarthy, an award-winning theater, film, and TV actor, longtime president of the local chapter of the Screen Actors Guild, former theater company board member, mentor, and veteran, died in May of complications from Parkinson’s disease at his home in Sea Isle City. He was 88.

    The Overbrook native quit his job as a bartender in 1965, sharpened his acting skills for a decade at Hedgerow Theatre Company in Rose Valley and other local venues, and, at 42, went on to earn memorable roles in major movies and TV shows.

    In the 1980s, he played a police officer with John Travolta in the movie Blow Out and a gardener with Andrew McCarthy in Mannequin. In 1998, he was a witness with Denzel Washington in Fallen. In 2011, he was a small-town mayor with Lea Thompson in Mayor Cupcake. Over the course of his career, Mr. McCarthy acted with Zsa Zsa Gabor, Harrison Ford, Kristin Scott Thomas, Cloris Leachman, Robert Redford, Donald Sutherland, John Goodman, and other big stars.

    Carol Saline

    Carol Saline, seen here at her Philadelphia home in 2021.

    Carol Saline, a longtime senior writer at Philadelphia Magazine, the best-selling author of Sisters, Mothers & Daughters, and Best Friends, and a prolific broadcaster, died in August of acute myeloid leukemia. She was 86.

    On TV, she hosted a cooking show and a talk show, was a panelist on a local public affairs program, and guested on the Oprah Winfrey Show, Inside Edition, Good Morning America, and other national shows. On radio, she hosted the Carol Saline Show on WDVT-AM.

    In June, she wrote to The Inquirer, saying: “I am contacting you because I am entering hospice care and will likely die in the next few weeks. … I wanted you to know me, not only my accomplishments but who I am as a person.

    “I want to go out,” she ended her email, “with a glass of Champagne in one hand, a balloon in the other, singing (off key) ‘Whoopee! It’s been a great ride!’”

    Richard Wernick

    Richard Wernick, seen here before a concert at the 2002 Festival of Philadelphia Composers.

    Richard Wernick, a Pulitzer Prize-winning composer, acclaimed conductor, and retired Irving Fine Professor of Music at the University of Pennsylvania, died in April 25 of age-associated decline at his Haverford home. He was 91.

    Professor Wernick was prolific and celebrated as a composer. He wrote hundreds of scores over six decades and appeared on more than a dozen records, and his Visions of Terror and Wonder for a mezzo-soprano and orchestra won the 1977 Pulitzer Prize for music. In 1991, his String Quartet No. 4 made him the first two-time winner of the Kennedy Center’s Friedheim Award for new American music.

    “Wernick’s orchestral music has power and brilliance, an emphasis on register, space, and scale,” Lesley Valdes, former Inquirer classical music critic, said in 1990.

    Dorie Lenz

    Dorie Lenz, seen here on Channel 17 in 2015.

    Dorie Lenz, a pioneering TV broadcaster and the longtime director of public affairs for WPHL-TV (Channel 17), died in January of age-associated ailments at her home in New York. She was 101.

    A Philadelphia native, Ms. Lenz broke into TV as a 10-year-old in a local children’s show and spent 30 years, from 1970 to 2000, as director of public affairs and a program host at Channel 17, now PHL17. She specialized in detailed public service campaigns on hot-button social issues and earned two Emmys in 1988 for her program Caring for the Frail Elderly.

    Ms. Lenz interviewed newsmakers of all kinds on the public affairs programs Delaware Valley Forum, New Jersey Forum, and Community Close Up. Viewers and TV insiders hailed her as a champion and watchdog for the community. She also talked to Phillies players before games in the 1970s on her 10-minute Dorie Lenz Show.

    Jay Sigel

    Jay Sigel, seen here after winning the Georgia-Pacific Grand Champions title in 2006.

    Jay Sigel, one of the winningest amateur golfers of all time and an eight-time PGA senior tour champion, died in April of complications from pancreatic cancer. He was 81.

    For more than 40 years, from 1961, when he won the International Jaycee Junior Golf Tournament as an 18-year-old, to 2003, when he captured the Bayer Advantage Celebrity Pro-Am title at 60, the Berwyn native was one of the winningest amateur and senior golfers in the world. Mr. Sigel won consecutive U.S. Amateur titles in 1982 and ’83 and three U.S. Mid-Amateur championships between 1983 and ’87, and remains the only golfer to win the amateur and mid-amateur titles in the same year.

    He won the Pennsylvania Amateur Championship 11 times, five straight from 1972 to ’76, and the Pennsylvania Open Championship for pros and amateurs four times. He also won the 1979 British Amateur Championship and, between 1975 and 1999, played for the U.S. team in a record nine Walker Cup tournaments against Britain and Ireland.

    Mark Frisby

    Mark Frisby, seen here in the former newsroom of the Daily News in 2007.

    Mark Frisby, the former publisher of the Daily News and associate publisher of The Inquirer, died in September of takayasu arteritis, an inflammatory disease, at his home in Gloucester County. He was 64.

    Mr. Frisby joined The Inquirer and Daily News in November 2006 as executive vice president of production, labor, and purchasing. He was recruited from the Courier-Post by then-publisher Brian Tierney, and he went on to serve as publisher of the Daily News from 2007 to 2016 and associate publisher for operations of The Inquirer and Daily News from 2014 to his retirement in 2016.

    Mr. Frisby was one of the highest-ranking Black executives in the company’s history, and he told the Daily News in 2006 that “local ownership over here was the big attraction for me.” Michael Days, then the Daily News editor, said in 2007: “This cat is really the real deal.”

    Leon Bates

    Leon Bates, seen here at the Settlement Music School in Germantown in 2018.

    Leon Bates, a concert pianist whose musical authority and far-reaching versatility took him to the world’s greatest concert halls, died in November after a seven-year decline from Parkinson’s disease. He was 76.

    The career of Mr. Bates, a leading figure in the generation of Black pianists who followed the early-1960s breakthrough of Andre Watts, encompassed Ravel, Gershwin, and Bartok over 10 concerts with the Philadelphia Orchestra between 1970 and 2002. He played three recitals with Philadelphia Chamber Music Society and taught master classes at Temple University, where he also gave recitals at the Temple Performing Arts Center.

    In his WRTI-FM radio show, titled Notes on Philadelphia, during the 1990s, Mr. Bates was what Charles Abramovic, chair of keyboard studies at Temple University, described as “beautifully articulate and a wonderful interviewer. The warmth of personality came out. He was such a natural with that.”

    Lacy McCrary

    Lacy McCrary, a former Inquirer reporter who won a Pulitzer Prize at the Akron Beacon Journal, died in March of Alzheimer’s disease at his home in Colorado Springs, Colo. He was 91.

    Mr. McCrary, a Morrisville, Bucks County native, won the 1971 Pulitzer Prize in local general or spot news reporting as part of the Beacon Journal’s coverage of the May 4, 1970, student protest killings at Kent State University.

    He joined The Inquirer in 1973 and covered the courts, politics, and news of all sorts until his retirement in 2000. He notably wrote about unhealthy conditions and fire hazards in Pennsylvania and New Jersey boardinghouses in the late 1970s and early ’80s, and those reports earned public acclaim and resulted in new regulations to correct deadly oversights.

    Roberta Fallon

    Roberta Fallon, 76, cofounder, editor, and longtime executive director of the online Artblog and adjunct professor at St. Joseph’s University, died in December at Thomas Jefferson University Hospital of injuries she suffered after being hit by a car. She was 76.

    Described by family and friends as empathetic, energetic, and creative, Ms. Fallon and fellow artist Libby Rosof cofounded Artblog in 2003. For nearly 22 years, until the blog became inactive in June, Ms. Fallon posted commentary, stories, interviews, reviews, videos, podcasts, and other content that chronicled the eclectic art world in Philadelphia.

    Benita Valente, a revered lyric soprano whose voice thrilled listeners with its purity and seeming effortlessness, died in October at home in Philadelphia. She was 91.

    In a remarkable four-decade career, Ms. Valente appeared on the opera stage, in chamber music, and with orchestras. In the intimate genre of lieder — especially songs by Schubert and Brahms — she was considered one of America’s great recitalists.

    A look back at Philly-area businesses that didn’t survive 2025

    Last year, you may have celebrated Christmas or New Year’s with a meal at an Iron Hill Brewery.

    At the time, your holiday preparations may have included trips to Joann fabrics or Party City, which was having its going-out-of-business sale. You may have stopped for medicines and other toiletries at Rite Aid.

    This year, however, you can’t go to any of those places: All of these businesses served their last customers in 2025.

    Here’s a look back at a few of the notable Philly-area businesses that closed in the past year.

    RIP to Rite Aid

    The then-still open but scheduled to be closed Rite Aid store on Clements Bridge Road in Barrington on July 13. The store’s pharmacy closed on July 7.

    It didn’t come as a total surprise when Rite Aid filed for its second bankruptcy in less than two years.

    The Navy Yard-based pharmacy chain had closed dozens of locations in recent years. Even after it emerged from its first bankruptcy in September 2024, shelves meant to be filled with drugstore essentials — such as cold medicines and pain relievers — remained bare at some stores.

    In filing for bankruptcy again, Rite Aid announced that it would be closing or selling all locations. At the time, it had about 1,000 stores nationwide, including about 100 in the Philadelphia region.

    Across Pennsylvania and New Jersey, thousands of Rite Aid workers lost their jobs. Some, like Angela Gardin, also said bittersweet goodbyes to regular customers.

    Gardin, assistant manager at the Queen Village Rite Aid, was moved to tears by customers’ handwritten thank you notes, which were scrawled on pieces of paper and taped to the store’s front window in its final months.

    By late August, all Pennsylvania and New Jersey Rite Aids had shut their doors for good, sending prescriptions to CVS, Walgreens, or other local pharmacies of a customer’s choosing.

    The closures further exacerbate pharmacy access issues, especially for lower-income Philadelphians who don’t have cars. People in more isolated rural areas are also impacted: The 46,000 residents of Perry County, west of Harrisburg, lost half their pharmacies when their three Rite Aids closed.

    Adieu to Iron Hill Brewery

    Iron Hill Brewery’s closure was so abrupt that fans didn’t even get to raise one last pint to the regional chain.

    On a Thursday morning in late September, the nearly 30-year-old company, considered by many to be a pioneer of the local craft-brewing scene, announced that its brewpubs had closed their doors for the last time.

    The news left 16 massive Iron Hill shells, including in Center City, Exton, Huntingdon Valley, Maple Shade, Media, Newtown, North Wales, West Chester, and Wilmington. Earlier in September, the company had closed locations in Chestnut Hill and Voorhees, as well as its flagship brewery in Newark, Del.

    Bankruptcy filings shed more light on the Exton-based company’s financial straits: Iron Hill owed more than $20 million to creditors and had about $125,000 in the bank.

    In November, a bankruptcy judge approved an offer by Jeff Crivello, the former CEO of Famous Dave’s BBQ, to resurrect 10 Iron Hills, including in Center City and West Chester, pending landlord negotiations. The restaurants could be reopened as Iron Hills or as other brands.

    Crivello said he plans to reopen the Rehoboth Beach brewpub — as well as the Iron Hill restaurants in Columbia and Greenville, S.C. — as locations of Virginia-based Three Notch’d Brewing Co.

    The fates of the other ex-Iron Hills will be determined in the bankruptcy process. Brewing equipment, furniture, and other items from the closed restaurants were auctioned off earlier this month.

    Mainstays say goodbye in the Philly burbs

    Local chains weren’t the only business casualties of 2025.

    Main Line residents lost Lower Merion-based Maxwell Taxi Cab Co. in February, marking the end of an era for suburban-based cabs. Maxwell, which had operated for more than 50 years, was later acquired by a Bryn Mawr-based limo service called ML Car Service Ltd.

    Also in Lower Merion, consumers lost the Gladwyne Market, a community grocery store.

    In South Jersey, the Bistro at Cherry Hill, a beloved restaurant that operated in a 1,200-square-foot mall kiosk for 27 years, closed abruptly in July.

    At the time, the restaurant’s president, Andy Cosenza, said the closure was due to a communication “breakdown” that had resulted in his voluntary Chapter 11 bankruptcy petition being converted to a Chapter 7, or liquidation, without his knowledge. Since then, however, Cosenza has been indicted on charges of tax fraud. The Bistro has remained closed.

    In the city, the Macy’s in the Wanamaker Building closed in March, as did the Macy’s at the near-dead Exton Square Mall. And the latest iteration of Olde Bar, most recently an event venue in the historic Bookbinder’s building, shut its doors this summer.
