    A $105-million mixed-use complex with apartments set to rise in the shadow of Willow Grove mall

    A shopping center in the shadow of Willow Grove Park Mall will soon undergo a $105-million “transformation” with new apartments and shops, says the developer behind the project.

    Starting this summer, about 130,000 square feet of the Willow Grove Shopping Center will be demolished to build a mixed-used complex with 261 residential units and 35,000 square feet of new retail space, said Mark Brennan, vice president of regional development for Federal Realty Investment Trust.

    It will mark the latest stage in a multiphase redevelopment of the outdoor center, which is located across the street from the mall.

    Across the Philadelphia region, similar mixed-use complexes have increasingly been built around thriving shopping destinations, such as King of Prussia, where thousands of new apartments have risen in recent years.

    Elsewhere, town-center-like developments have replaced dead malls. In Delaware County, a $120-million complex with apartments, restaurants, and shops sits on the site of the former Granite Run Mall, which was demolished a decade ago.

    Mixed-use projects have also been proposed for the Exton Square Mall and at the old Echelon Mall in Voorhees. (In both locations, apartments have already been built on other parts of the property.)

    A spokesperson for PREIT, which owns Willow Grove Park Mall, did not return a request for comment. In a 2022 shareholders’ report, PREIT executives called the complex “one of our leading suburban Philadelphia assets,“ with an occupancy rate of more than 96%.

    Across Moreland Road, Brennan is confident his shopping-center redevelopment will be met with high demand.

    Since the pandemic, the Montgomery County community has “really come alive,” due in part to its proximity to the city and to suburban employment centers, said Brennan, who is based in Wynnewood. And people who are moving out of the city or looking to downsize are particularly interested in moving to mixed-use developments, he said.

    The center’s proximity to SEPTA’s Willow Grove train station, and major highways, including the Pennsylvania Turnpike, will make it particularly appealing, as will its mix of “highly curated” shops, Brennan said.

    Across the street from the mall, the Willow Grove Shopping Center is set to undergo a $105-million transformation with apartments and new retail.

    The center’s existing tenants, which include Marshalls and Five Below, will remain open during construction, Brennan said.

    He expects the project to be complete sometime in 2028.

    “These sort of multifaceted, multiphased development projects do take quite a bit of time and planning,” Brennan said. “We’re really excited to get to the next phase of this transformation.”

    Fitness classes, juice bars, and cryotherapy: The new, upscale gym coming to Cherry Hill and Lower Merion

    Boutique gym Club Studio Fitness is expanding to the Philadelphia area with new locations in Cherry Hill and Wynnewood.

    Club Studio is set to take over 30,240 square feet at Cherry Hlil’s Ellisburg Shopping Center in the former BuyBuy Baby storefront. The gym is expected to open in spring 2027.

    The Cherry Hill gym will be Club Studio’s second New Jersey gym. The California-based chain opened its first Garden State location in Edgewater in May.

    The high-end gym chain is also set to open on the Main Line late this year. Club Studio will take over a 50,000-square-foot space in the Wynnewood Shopping Center, a space formerly home to Bed Bath & Beyond. The Wynnewood gym is expected to open toward the end of 2026.

    Both shopping centers are owned by Federal Realty Investment Trust, a Maryland-based real estate trust with a large Philadelphia-area footprint.

    The addition of Club Studio is “an exciting new chapter for Wynnewood Shopping Center” that continues “the evolution towards more relevant shopping, dining, and now, wellness” experiences, Jeffrey Fischer, Federal Realty’s vice president of leasing, said in a news release.

    The Cherry Hill and Wynnewood gyms will have boutique fitness classes; free weights areas; strength and functional training zones; cardio equipment; juice bars; cryotherapy and red-light therapy; and personal stretch stations.

    Club Studio is planning to open another Pennsylvania location in Collegeville. The chain has around a dozen locations across the U.S., with a large presence in California, and has around 20 new gyms in the works, according to its website.

    Narberth’s new mayor may have only lived in the 4,500-person borough for five years, but he’s already got a vision for it.

    Dana Edwards, 53, was sworn into office earlier this month after securing the backing of Narberth’s Democratic committee and running unopposed in both the primary and general elections.

    Now the Puerto Rico native who’s lived in several other parts of the U.S. before settling in Narberth is focused on sustainable growth while maintaining the borough’s “hometown feel,” The Inquirer’s Denali Sagner reports.

    How Kobe Bryant spurred a decades-long high school basketball rivalry

    When the late Kobe Bryant came to Lower Merion, he helped shape a rivalry with Chester that endured.

    Decades may have passed, but a longtime rivalry between two high school basketball teams, begun in part by legend Kobe Bryant, still lives on today.

    When Bryant joined the Lower Merion Aces his freshman year, the school wasn’t a basketball powerhouse. But as the program improved, it soon built a rivalry with the much-more-stacked Chester High School, so much so that their matchups would often sell out venues.

    John Langdon, innovative award-winning graphic designer, has died at 79

    John Langdon, 79, formerly of Philadelphia, innovative award-winning graphic designer, painter, writer, and longtime adjunct professor of typography at Drexel University, died Thursday, Jan. 1, of complications from a heart attack at French Hospital Medical Center in San Luis Obispo, Calif.

    Mr. Langdon was a lifelong artist and wordsmith. He originated ambigrams in the early 1970s and created distinctive logos for corporate clients, artists, musicians, and others. Ambigrams are words or designs that retain meaning when viewed from different perspectives, and his work influenced countless other designers and typographers who followed.

    “They also present familiar concepts in an unfamiliar way,” he told The Inquirer in 1992, “and thus stimulate the reader’s imagination.”

    On his website, johnlangdon.net, Mr. Langdon described his work as “making abstract concepts visual, almost always through the design of words, letters, and symbols.” He called it “words as art” and said: “I specialize in the visual presentation of words.”

    His designs were featured in more than a dozen solo shows in galleries and museums in Pennsylvania, New Jersey, New York, Connecticut, Maryland, and Delaware, and in more than 50 group exhibitions around the country and Europe. He created six ambigrams for author Dan Brown’s best-selling book, Angels & Demons, and Brown named his fictional protagonist, Harvard symbologist Robert Langdon, after John Langdon.

    “John’s art changed the way I think about symmetry, symbols, and art,” Brown told The Inquirer in 2006.

    Mr. Langdon’s own book about ambigrams, Wordplay, was first published in 1992 and updated in 2005. He also wrote the forwards of other books and articles for journals and newsletters. He said he had a “particular interest in word origins” in an interview on his website.

    He was featured several times in The Inquirer and wrote an op-ed piece in 2014 about the Philadelphia Museum of Art’s new logo. He opened the article with: “Please, beloved Philadelphia Museum of Art, before you print one piece of stationery or a single promotional flier, reconsider your new logo.”

    Mr. Langdon’s work was featured in The Inquirer in 2006.

    In 1996, he began painting what he called his “visual-verbal meditations and manipulations” on canvas. “My paintings still involve symmetry and illusion, a bit of philosophy, and a few puns thrown in for good measure,” he said on his website.

    He cocreated the Flexion typeface and won a 2007 award from the New York-based Type Directors Club. He spoke often about design at colleges and high schools, and to professional societies. He gave a TEDx talk about font and the future of typeface at Drexel.

    Douglas Hofstadter, a professor at Indiana University who coined the term ambigram in 1984, told The Inquirer in 2006 that Mr. Langdon had a “very strong sense of legibility but also a marvelous sense of esthetics, flow, and elegance.”

    Born in Wynnewood and reared in Narberth, Mr. Langdon graduated from Episcopal Academy in 1964 and earned a bachelor’s degree in English at Dickinson College in Carlisle, Pa. He worked in the photo-lettering department of a type house and for a design studio in Philadelphia after college, and began freelancing as a logo designer, type specialist, and lettering artist in 1977.

    He taught typography and logo design classes at Moore College of Art and Design from 1985 to 1988 and at Drexel from 1988 to his retirement in 2015. In an online tribute, one student said he was “one of my favorite teachers of all time.”

    He was interested in Taoism and inspired by artists Salvador Dalí and M.C. Escher, and authors Edgar Allan Poe and Ogden Nash. “In the early ’70s, I tried to do with words what Dali and Escher did with images,” he said in a 2006 interview posted on Newswise.com.

    John Wilbur Langdon was born April 19, 1946. He played high school and college soccer and drew caricatures of classmates for the Episcopal yearbook.

    After college, he took painting and drawing classes at the Pennsylvania Academy of the Fine Arts and the old Philadelphia College of Art. He married Lynn Ochsenreiter, and they had a daughter, Jessica. They divorced later.

    Mr. Langdon enjoyed vacation road trips and told stories of hitchhiking around the country in the 1960s. He followed the Phillies, was interested in genealogy, and traced his family back to the Founding Fathers.

    He lived in Darby, Woodbury, Wenonah, and Philadelphia before moving to California in 2016. “He was jovial, social, and amusing,” his daughter said. “People said he was clever, and everyone liked him.”

    He told The Inquirer in 2006: “It may seem counterintuitive, but the more ambiguity you invite into your life, the more things make sense and become understandable.”

    In addition to his daughter and former wife, Mr. Langdon is survived by a brother, Courtney, and other relatives.

    A memorial is to be held later.

    Mr. Langdon lived in Darby, South Jersey, and Philadelphia before moving to California in 2016.

    Lower Merion swore in five new commissioners this week. Here’s who they are.

    Lower Merion swore in five new commissioners on Monday, kicking off the board’s 126th year of governing the Montgomery County township.

    Between rounds of applause and family photos, commissioners outlined the major challenges, and opportunities, the body will face in 2026. Board members highlighted recent accomplishments — creating a process for establishing board priorities, restricting gas-powered leaf blowers and plastic bags, advancing capital projects, hiring a police superintendent, supporting the development of affordable housing, and reversing the post-pandemic decline in police staffing levels.

    Yet they also underscored that much awaits the new board, including negotiating two collective bargaining agreements, overseeing Main Line Health’s redevelopment of the St. Charles Borromeo Seminary property, and addressing a difficult fiscal reality (the board last month authorized an 8% property tax increase, citing the “mistake” of having kept tax rates stagnant for over a decade).

    “We’re solving problems, we’re moving forward, and we’re even having a little fun,” said commissioner V. Scott Zelov, who was sworn in for his sixth term.

    Zelov on Monday night became the eighth commissioner in Lower Merion history to serve for at least 20 years, board President Todd Sinai said.

    Sinai, who was first elected to the board in 2017, was unanimously reelected board president. Incumbent commissioner Sean Whalen called Sinai a “stalwart leader of this board,” praising Sinai’s leadership through economic ups and downs.

    Jeremiah Woodring, also an incumbent commissioner, was unanimously elected vice president. Sinai described Woodring as “thoughtful and inquisitive,” “balanced,” and “diplomatic.”

    Jana Lunger was sworn in as Lower Merion tax collector.

    Here’s a who’s who of the five newly elected Lower Merion commissioners, all of whom replaced outgoing commissioners who chose not to run again in 2025.

    Michael Daly, an attorney and the former president of the Gladwyne Civic Association, was sworn in to represent Ward 2, which includes Gladwyne and Penn Valley. Daly has lived in Lower Merion for around 15 years with his wife and three children, all of whom are products of the Lower Merion School District. In his law practice, he focuses on defending class action lawsuits and complex litigation. In a candidate interview earlier this fall, Daly said he’s focused on quality of life issues, including walkability, public parks, and safe streets. He replaced outgoing commissioner Joshua Grimes.

    Charles Gregory, a longtime township employee, will represent Ward 4, which encompasses Ardmore and Haverford. Gregory, who was born and raised in Ardmore, worked for Lower Merion Township for 23 years until 2024. He’s the former president of the Lower Merion Workers Association and a Boy Scout troop leader. During a candidate forum, Gregory said he believed he could “make a difference from a blue collar aspect.” Gregory replaced outgoing commissioner Anthony Stevenson.

    Christine McGuire is a forensic psychologist and business owner who will serve Rosemont and Villanova in Ward 6. McGuire lived in Gladwyne for nine years before moving to Villanova around three years ago. In a candidate forum, McGuire said she has been active in the Gladwyne Civic Association and in the parent group that studied Lower Merion’s school start time change. As the owner of a psychology practice, she said she understands “what a budget is and that you have to work within the budget and not look at it like a blank check.” She replaced outgoing commissioner Andrew Gavrin.

    Craig Timberlake, an Ardmore resident who was instrumental in the 2025 redevelopment at Schauffele Plaza, will represent Ward 8’s South Wynnewood and East Ardmore. Timberlake moved to Ardmore around 15 years ago from Maine. He says he was drawn to Ardmore’s high-quality schools, walkable neighborhoods, and transit options. He believes the township should incentivize “smaller,” “incremental,” and locally funded development and decrease speed limits to protect pedestrians. Timberlake is a project manager at OnCourse, an education technology platform. He replaced Shawn Kraemer, the board’s outgoing vice president.

    Shelby Sparrow, the former president of the Penn Wynne Civic Association and a longtime community organizer, will represent Penn Wynne and Wynnewood in Ward 14. Sparrow’s priorities include ensuring the community is engaged in Main Line Health’s redevelopment of the St. Charles Borromeo Seminary property; addressing pedestrian safety; and encouraging sustainability and park stewardship. She was previously the director of development for St. Peter’s Independent School in Center City. She replaced outgoing commissioner Rick Churchill.

    Sinai and Zelov, who were reelected in November, were sworn in, and sitting commissioners Woodring, Whalen, Daniel Bernheim, Louis Rossman, Ray Courtney, Maggie Harper Epstein, and Gilda Kramer were welcomed back.

    How a home renovation can make or break your relationship

    Jena and Brandon Fisher know they have very different decision-making styles. It was important to keep that in mind when they renovated three full bathrooms in their Wynnewood home — all at the same time.

    When making a decision, “I think about it, I look at my options, and then I decide and move on,” said Jena.

    Conversely, Brandon’s style “is very deliberate,” he said. “I want to know every single option, I want to weigh them, and take time with my decisions.”

    The home renovation project they started planning in late December 2024 involved taking each bathroom — one for Jena, one for Brandon, and one for their kids Audrey, 15, and Charlie, 11 — down to the studs. The bathrooms were out of commission for about 3½ months, with the work staggered slightly to ensure they always had a working toilet and shower.

    Jena took the lead on her bathroom and, true to her personality, she made quick decisions. Brandon’s was more of a slog, with Jena pushing him for answers.

    “My bathroom was in bad shape but it took 10 years of me saying we didn’t need to do it yet,” he recalled, until finally the plumbing started leaking and the grout was crumbling.

    Recognizing their differing styles, the Fishers managed to complete their projects with minor stress, which happened mostly when she had to push him to meet deadlines. They are both thrilled with the finished bathrooms.

    Half of couples who undertake home renovations find the process fulfilling, according to the 2025 U.S. Houzz Remodeling and Relationships Report.

    But 4% said they considered separating or divorcing during renovations, Houzz reported. That share jumps to 12% for couples together five years or less, compared with 2% for couples in relationships of 30 years or more.

    Common sources of conflict include staying on budget; deciding on products, materials, or finishes; and agreeing on the project’s scope or design, the study found.

    Planning ahead is key

    To keep the process positive, set expectations before the project starts and keep communicating throughout, said Anna Nicholaides, owner of Philadelphia Couples Therapy in Center City. Understanding how your partner makes decisions and what causes each of you stress can help guide you.

    “A renovation is a stressor, and the list of things that can trigger people during a renovation is very long,” she said.

    Perhaps you or your spouse is triggered by disruptions to your routine or having strangers coming in your home. And timelines may be exceeded, which can be difficult if your house is constantly filled with dust or if you need to extend the amount of time you must be out of your home.

    Renovations can be riddled with anxieties, starting with budget concerns. Agree on a budget, and divide your project into affordable stages. For example, perhaps you can change the kitchen cabinets this year and wait until next year to replace the countertops.

    If possible, divide responsibilities. For example, if you care deeply about the layout of the kitchen but your spouse is more concerned with the brand of appliances, divvy up those tasks.

    “Maybe one person is highly focused on beauty and the other person is focused on how things work,” Nicholaides said.

    Taking on unforeseen challenges

    As builders, Tim Ernst and Jake Taylor of Ernst Brothers have helped clients navigate many building and renovation projects. But when it came to their own venture, they got a taste of the challenges their customers face.

    In 2014, the couple bought the old Moose Lodge in Doylestown, gutted it to the studs, and created two 4,500-square-foot condos, one above the other, each with three bedrooms and three bathrooms. Taylor and Ernst live in the top unit, featuring 10½-foot ceilings and 7-foot windows.

    “There’s got to be division of labor,” said Taylor, managing partner for the Spring House-based building company. He took charge of the financial matters and deadlines while Ernst managed the construction.

    The pair agreed on the budget, scope, and timeline, but as with most projects, there were unforeseen obstacles. Originally built in 1916, the building had water coming through the foundation. They also discovered grading issues, and that their neighbor’s deck was partially built on Taylor and Ernst’s property.

    “When you’re building, you’re selecting different finishes and tile and plumbing fixtures, and deciding to put in heated floors or not,” said Taylor. “But our biggest challenges weren’t things that were nice to have. They were things you have to fix or you’ll have a major problem.”

    No matter how complete your plan is, it’s difficult to understand all of the nuances on paper, added Ernst.

    “You have to see it in real life at times,” said Ernst, who serves as the building company’s principal project manager. “It’s inevitable that you’re going to want to make changes.”

    The added costs in both dollars and time to fix those unforeseen problems meant making sacrifices elsewhere. Though the couple wanted a heated bathroom floor, it was ultimately cut from the budget.

    Include a mediator

    To help settle disagreements on design elements, Ernst and Taylor brought in John Levitties, principal at JAGR Projects in Glenside.

    “Not only are you getting someone who is professionally trained, but they can also play referee between you and your spouse and offer a sounding board,” Taylor said.

    Amy Cuker, owner of down 2 earth interior design in Elkins Park, who worked with the Fishers, often plays that role for clients.

    “Design isn’t just about taste, it’s also about meeting functional outcomes, proportion, color theory, and other foundational areas of knowledge the design is based on,” Cuker said. “I will reference back to those things when I’m trying to convince a hesitant partner. Sometimes they want that third voice in the room.”

    In her initial meeting with a couple, she will talk to them about function and aesthetics to understand their goals.

    She has them create an inspiration album with pictures of rooms or pieces with the feel they want for their space.

    “If she likes modern and he likes traditional, here are a few images that are comfortable enough for both of them,” Cuker said. “It gets us quickly to a place of understanding where the middle ground is.”

    She finds the biggest challenges come with gaps in budget, neatness, and how much change each partner wants.

    In the end, most couples learn more about themselves and their partners through the process, and most are happy with the finished product. That is certainly true for the Fishers.

    “I resisted it up to the end and now I would probably live in my bathroom,” said Brandon.

    Craig Kellem, celebrated talent agent, TV producer, and ‘comedic genius,’ has died at 82

    Craig Kellem, 82, of Philadelphia, former talent agent, celebrated TV producer, show developer, writer, longtime script consultant, author, and “comedic genius,” died Monday, Nov. 24, of complications from dementia at Saunders House assisted living in Wynnewood.

    Born in Philadelphia, Mr. Kellem moved to New York as a teenager and, at 22, burst onto the entertainment scene in 1965 as a talent scout and agent for what was then called Creative Management Associates. He rose to vice president of the company’s TV Department and, over the next 30 years, served as director of development for late night, syndication, and daytime TV at 20th Century Fox Television, vice president of comedy development at Universal Television, and executive vice president of the Arthur Co. at Universal Studios.

    He worked with fellow TV producer Lorne Michaels at Above Average Productions in the 1970s and was a popular associate producer for the first season of Saturday Night Live in 1975 and ’76. He was quoted in several books about that chaotic first season, and his death was noted in the show’s closing credits on Dec. 6.

    At Universal Studios, he created and produced FBI: The Untold Stories in 1991. At Universal Television in the 1980s, he developed nearly a dozen shows that aired, including Charles in Charge and Domestic Life in 1984. In 1980, he developed Roadshow for 20th Century Fox Television.

    Mr. Kellem worked for years in New York and Los Angeles.

    “He had a lot of energy and ideas,” said his wife, Vivienne. “He had a creative spirit.”

    His producing, creating, developing, and writing credits on IMDb.com also include The Munsters Today, The New Adam-12, Dragnet, and What a Dummy. He produced TV films and specials, and worked on productions with Eric Idle, Gladys Knight, Sammy Davis Jr., and the Beach Boys.

    In 1998, he and his daughter, Judy Hammett, cofounded Hollywoodscript.com and, until his retirement in 2021, he consulted for writers and edited and critiqued screenplays. In 2018, they coauthored Get It On the Page: Top Script Consultants Show You How.

    “He loved working with writers,” his daughter said. “He was super creative. It was part of his essence.”

    As an agent in the 1960s and ’70s, Mr. Kellem represented George Carlin, Lily Tomlin, and other entertainers. His eye for talent, dramatic timing, and sense of humor were legendary.

    “My dad’s humor opened hearts, tore down walls, and allowed people to connect with each other’s humanity, vulnerability, and spirit,” said his daughter Joelle. His daughter Judy said: “He was a comedic genius.”

    His wife said: “He was a fascinating, funny, loving, and sensitive man.”

    Craig Charles Kellem was born Jan. 24, 1943. He grew up with a brother and two sisters in West Mount Airy, played with pals in nearby Carpenter’s Woods, and bought candy in the corner store at Carpenter Lane and Greene Street.

    “Craig was like a father to me,” said his brother, Jim. “He helped guide my children and was always there for the whole family.”

    He graduated from high school in New York and moved up to senior positions at Creative Management Associates after starting in the mailroom. He married in his 20s and had a daughter, Judy.

    After a divorce, he met Vivienne Cohen in London in 1977, and they married in 1980, and had a son, Sean, and a daughter, Joelle. He and his wife lived in California, Washington, New Hampshire, and New Jersey before moving to Fairmount in 2017.

    Mr. Kellem enjoyed movies, walking, and daily workouts at the gym. He volunteered at shelters, helped underserved teens, and routinely carried dog treats in his car in case he encountered a stray in need. “That’s the kind of man Craig was,“ his wife said.

    Mr. Kellem and his daughter Judy operated their own writing consultation business together for years.

    His son, Sean, said: “My dad’s personality was big, and he was deeply compassionate toward other human beings.” His daughter Joelle said: “He was an open, sensitive, warm, and passionate human being who believed deeply in the work of bettering oneself and taking care of others.”

    His daughter Judy said: “They don’t make people like my dad.”

    In addition to his wife, children, and brother, Mr. Kellem is survived by four grandchildren and other relatives. Two sisters died earlier.

    Private services are to be held later.

    These Wynnewood residents are building a Village to help Lower Merion’s older adults age in place

    They say it takes a village to raise a child. But what about to age in place?

    More than ever, older adults want to age in their homes. According to a 2024 survey by AARP, 75% of adults ages 50 and over want to stay in their homes as they get older, and 73% want to stay in their communities.

    Economic and logistical barriers, however, can make aging in place difficult. Single-family homes in suburban neighborhoods can be isolating for older adults, especially those who don’t drive.

    Moving into a retirement community with built-in care and socialization, on the other hand, can be expensive. This paradigm often forces older adults to make difficult decisions about if, and how, they can age in their homes.

    To combat these challenges, a group of Lower Merion residents is building the Lower Merion Village, a local chapter of the nationwide Village to Village Network. The network seeks to “change the paradigm of aging” by connecting older adults to social events, transportation, household help, and other services while keeping them in the neighborhoods they know and love.

    Bonnie Asher, a member of the Lower Merion Village’s program committee, got introduced to the village model through her mother, who lived in her suburban Maryland home until her death at 99.

    Asher remembers worrying about her mother, especially as she got older and driving became a challenge. Getting involved in a village changed her mom’s life. Suddenly, she made new friends, got rides to the doctor’s office, and signed up for lectures, which she brought Asher to when she visited.

    “Those connections were just really important,” Asher said.

    The Village to Village Network is a national nonprofit that originated in Boston and has since spread from Fairbanks, Alaska, to upstate New York. The network provides guidance and resources to local chapters, which cater to older adults’ needs on a hyperlocal level.

    Villages are membership-driven, self-governing organizations that are run by volunteers, and, at times, have a small paid staff.

    There are five existing villages in the Philadelphia region: Penn’s Village (Center City), Village on the Ridge (Roxborough), East Falls Village, Shtetl 2.0 (Northwest Philly), and the Northwest Village Network (Northwest Philly).

    In 2023, a group of neighbors in Wynnewood began tossing around the idea of starting a village. One conversation turned to a few gatherings at a neighbor’s house, then a monthly meeting at the library.

    As the Wynnewood group dreamed up their village, its members got connected with Sara Crimm, also a Wynnewood resident and the founder of Families CCAN, a nonprofit focused on adults with disabilities.

    Crimm saw the village as an opportunity to create a strong community infrastructure for both older adults and people with disabilities who want to stay, and thrive, in Lower Merion. Crimm met with the village organizers, and the newly formed coalition quickly got to work.

    In spring 2024, Families CCAN received around $21,000 in American Rescue Plan (ARP) funds as part of Lower Merion Township’s ARP Non-Profit Vitality Grant Program. The funds were earmarked to help get the village off the ground, and most of the grant money went to pay Crimm’s salary as its first and only staff member.

    With that foundation, the village has launched a growing slate of social events as it works to establish its official nonprofit structure. The group takes weekly walks, perusing the Wynnewood Valley Park Sensory Garden or the local fall foliage. They’ve baked challah with Jewish Family and Children’s Service of Greater Philadelphia and hosted lectures — last month’s was on “ethical wills.” They meet monthly for coffee at Narberth’s GET Cafe.

    When Asher moved to Lower Merion, her kids were already out of school, so she missed out on the opportunity to make friends through her children’s activities.

    “One of the things that I’ve already gotten from the experience is making new friends. At this age, it’s just amazing,” said Asher, 74.

    With regular lectures, walks, volunteer commitments, and lunches, Asher said with a laugh, “I got kind of busy.”

    “We’re safer living in communities that are connected,” Crimm said, noting that many of the village programs are designed to build social connections and ward off the loneliness and depression that can sneak into older adulthood.

    The Lower Merion Village is still in its infancy. It’s not officially accepting members yet, and Crimm is working to build a dues structure, create a website, and establish the organization as a 501(c)3 nonprofit.

    The Lower Merion Village plans to charge an individual membership rate of $125 per year and a household rate of $200 per year. The village hopes to provide a scholarship option down the road for people who can’t afford it. The membership will come with access to all of the village’s programs, as well as to a network of volunteers who can help with household tasks, give rides, and troubleshoot technology.

    Transportation is a particularly difficult issue for older people in Lower Merion, Crimm said. While SEPTA can take people into Center City or out to Norristown, getting around within the township can be difficult for people. Rideshares like Uber offer a temporary, but costly, solution.

    Crimm noted that Lower Merion’s village will be less expensive than neighboring villages and assisted living communities. (Penn’s Village members pay $600 annually to gain access to services, and a one-bedroom apartment at Sunrise of Haverford, a senior living community that offers healthcare services, starts at $3,770 per month).

    When asked about the misconceptions around aging, Crimm said there’s a pervasive ageism in how we see older adults’ wants and needs.

    “These are people who are so rich in experience, and they have so much to give back,” she said. “Let’s support people to stay in their neighborhoods and to make those neighborhoods richer and stronger.”

    Lower Merion may raise parking meter rates for the first time since 1999

    Lower Merion’s board of commissioners is set to put multiple new ordinances on the books next month, including policies raising parking meter rates for the first time since 1999, lowering the speed limit on parts of Lancaster Avenue, and regulating where smoke and vape shops can open in the township.

    The smoke and vape shop regulation moved ahead last month, and the commissioners advanced the parking meter and speed limit changes Wednesday evening. Lower Merion’s assistant township manager, Brandon Ford, said the commissioners are poised to formally vote on all three proposals in December. Here’s everything you need to know.

    Parking meter rate may go up

    Commissioners on Wednesday moved forward an ordinance that would raise parking meter rates across Lower Merion for the first time in more than 25 years.

    Under the proposed ordinance, parking would increase from 50 cents per hour to $1 per hour across the township, with the exception of six locations in Ardmore. Parking would go up to $1.50 per hour at Rittenhouse Place, Cricket Avenue, Cricket Terrace, and township-owned parking lots five (Cricket Terrace) and six (Schauffele Plaza). The Cricket Avenue Parking Garage would stay at 50 cents per hour.

    Township staff say the proposed meter rate increase would generate around $900,000 annually and would likely drive quicker turnover in Lower Merion’s commercial corridor, generating more economic activity for local businesses.

    “The rates that we are charging have not kept up with the overall cost for maintaining those parking meters, as well as our overall parking services program,” Ford said during a Nov. 5 meeting.

    The ordinance, if passed, would not change how parking meter fees are collected. The township collects parking fees through meters, kiosks, and a mobile app.

    Commissioner Scott Zelov, who represents Bryn Mawr, Haverford, and Gladwyne, said: “It certainly is time to do this.”

    Lancaster Avenue speed limit reduction

    Lower Merion is set to reduce the speed limit on parts of Lancaster Avenue from 40 mph to 35 mph, bringing township code in compliance with an earlier speed limit change by the Pennsylvania Department of Transportation.

    PennDot has already placed 35-mph speed limit signs on the selected strip of Lancaster Avenue. The board’s approval will bring the township in line with the state and allow township police to start enforcing the reduced speed limit. The speed limit change is the latest development in a major redesign of Lancaster Avenue by the state and the township.

    A study conducted by PennDot earlier this year found that, out of nearly 20,000 vehicles traveling on Lancaster Avenue between Wynnewood Road and City Avenue during a 24-hour period, only 57% were driving at or below the 40-mph speed limit. PennDot considers the intersection of Lancaster Avenue and Remington Road to be a “high crash location.”

    The ordinance, approved for advertisement on Wednesday, also bans right turns on red at three intersections: Lancaster Avenue and Remington Road for eastbound traffic, Lancaster Avenue and Haverford Station Road for westbound traffic, and Montgomery Avenue and Airdale Road for east-west traffic.

    The township aims to place automated red-light cameras at all three intersections. The first red-light camera, at Remington Road and Lancaster Avenue, is in the process of being installed. Andy Block, Lower Merion’s superintendent of police, said the camera should be up and running by the end of the year.

    Smoke and vape shop zoning

    Following a lengthy discussion that stretched across two meetings, the board of commissioners on Oct. 22 moved forward an ordinance that would decide where tobacco and vape shops can operate in Lower Merion.

    Under the proposed ordinance, if a tobacco or vape shop wanted to open in Lower Merion, it would have to be situated at least 1,000 feet from any other tobacco or vape shop and 1,000 feet from any public or private school. The rule would also apply to hookah lounges.

    Township staff said the 1,000-foot buffer would dramatically decrease the opportunity for smoke shops to operate in Lower Merion. Ford said there are currently around 1,000 properties in Lower Merion where smoke shops could operate. If the buffer ordinance were to be implemented, that number would drop to 300.

    While some commissioners inquired about creating a larger buffer, officials said doing so would likely zone smoke shops out of Lower Merion entirely, which would give smoke shop owners the legal claim to build anywhere in the community.

    During an Oct. 17 discussion of the ordinance, Commissioner Anthony Stevenson, who represents Ardmore and Haverford, said: “We need to avoid the continuation of making our township, and particularly in the Ardmore area, a vape central.”
